Who Needs a HIP? As from 14th December 2007, all properties that are placed on the open market will need a HIP Pack (save for some exceptions). The following Sellers will not need a HIP:-
| • | Where the property has 4 or more bedrooms and was already on the market for sale before 1st August 2007. *
| | • | Where the property has 3 or more bedrooms and was placed on the market for sale before 10th September 2007. *
| | • | Where the property has 1 or 2 bedrooms and was placed on the market for sale before 14th December 2007. *
| | • | Where the property is sold subject to a tenancy. | | • | Where the property is due to be converted for primarily non-residential use and all planning permissions are in place.
| | • | Properties used for seasonal/holiday accommodation. | | • | Where the property is sold with one or more Commercial Units (eg Shop with flat above). | | • | Portfolios of Properties. | | • | Unsafe Properties and Property due to be demolished. | | • | Right to Buy and similar sales. | | • | Properties where there is no marketing – eg private sales to family members |

We aim to give a personal, yet professional service, competitive on both price and speed, whilst endeavouring at all times to use local suppliers and services where possible. *The Government have indicated, that at a future date, these properties will require a HIP, but as yet no date has been set when the HIP must be in place. At present most newly built properties do not require a HIP but will require one as from April 2008.
